3 tips for making the strongest offer on a home
Been searching for the right home for what feels like forever and have finally found that slice of paradise you want to call your own? Got the deposit ready and can already see the kids running around the yard on a Sunday while you have a nap? Before you kick your feet up, remember you still have to buy the place! Here are some tips on getting that deal done. 
Pre-approval, pre-everything
Before you even go to an open inspection of the home you are interested in, you should get pre-approval for your home loan. You don't want to be caught out by falling in love with the home at inspection, only to have someone else with a pre-approved loan have an offer accepted there and then. Get it organised in advance, and that person can be you. 
Get face to face with the agent
It's always a great idea to seek out the agent in charge of the selling the home you are keen on, be upfront, and make a good impression. You can also follow that up with a call expressing your interest the following day to really imprint your curiosity about the home. They'll remember you and developing a good rapport means you might have a better chance of talking that price down over coffee. 
Make a reasonable offer
While it's ideal to get the lowest price possible for your property purchase, you have to be careful when the time comes to actually make an offer. If you're bidding at auction starting out too low can raise people's fervour and launch a bidding war, while making private treaty offer that's too low can mean you aren't taken seriously as a buyer.
Don't go overboard and always keep a cool head - before you know it you'll be kicking back in the home of your dreams.
